There are several types of reflective roof coatings that impart varied reflectance rates/ values. Typically, the reflective coatings are what are commonly referred to as white coatings and there are also aluminum coatings typically used with asphalt. Highly reflective white roof coatings are typically comprised of acrylics, urethanes, silicones, SBS, SEBS, and other types.
Repair and seal roof penetrations, tears, open seams, etc. using Elastek 103 Crack & Joint Sealant and reinforce with polyester roof fabric as necessary. In larger or deep ponding areas, apply Elastek 500 Puddle Plaster to fill in areas that hold water. Avoid using plastic roof cement. Serious ponding should be referred to a roofing contractor. Blisters in previous coatings may be opened but these areas must be allowed to dry-out completely. Blisters in the roofing ply should be left alone unless likely to break. Caulk and reinforce open seams, roof penetrations, cracks, and tears. These are potential leak points so work carefully and thoroughly. Use fabric to build flashings around roof edges or roof penetrations, and to reinforce various coating repairs. A polyester fabric is used because it will stretch with the coatings. (Fiberglas fabric is not recommended.) Fabric is normally cut to extend three inches beyond the repaired area in all directions. The coating is applied to the roof surface and the fabric is immediately pushed into the wet surface. An additional coat is applied over the fabric and the patch is allowed to dry. If your roof has stucco parapets, examine them for cracks along the sides and top. These areas often permit water to enter the wall and can cause blisters and wrinkles in the roof surface. Repair with Elastek 103 Crack & Joint Sealant. If you do not have parapets, examine the metal drip edge for a tight seal with the roof membrane. Use 4″ or 6″ roofing fabric covered under and over with Crack & Joint Sealant to seal cracks along drip edges, penetrations, and open seams.

Thank you, Allison. We have a split system unit (actually 5) with the heat being propane. The foam guy said that it needed ventilation, so completely sealing the attic wouldn't be a good idea. It sounds like you are saying that the systems need to be vented out of the attic or replaced with some type of closed system. But I shouldn't bother spraying if the plan is to leave the soffet vents open. Is that correct?

The problem was that the installer was doing his first spray foam job ever, and the thickness of the insulation varied from zero (visible roof deck) to about 9". Unfortunately, good average thickness doesn't cut it. The coverage needs to be uniform because a lot of heat will go through the under-insulated areas. Yes, you're right that all of the problems mentioned above are related to the installer. I didn't try to hide that and even used the word 'installer' in two of the four headings. I can see how you'd think that the title is misleading, but in the end you can't separate spray foam insulation from its installation. Some people have the mistaken impression that if you get spray foam in your house, your home will outperform all others. My point here is that that's not true.

SPF insulation applied by professionals is usually described as either a high- or low-pressure foam and is available as either open- or closed-cell. I have never used foam insulation before and this was easy for me to use right out of the box. I had a 4'x8"x8" cavity in my basement that houses a waterline. When the previous homeowner installed this they put no insulation in at all and being that it's an exterior wall in the basement and I live in the Midwest that thing was pushing so much cold air in it was incredibly uncomfortable. Out of the box and job completed in about 5 minutes. Stopped all drafts and created a nice 2" barrier on the wall in which I will install some extra bat insulation over it. 4 stars because the spray isn't very good passed 6-8" from the surface. Make sure you can reach the surface you want to coat. Great for small jobs!

I have been looking to have closed cell insulation added through out my attic space. I cant seam to find a installed that wants to install no more than 2 inches, and thats not near my R-valve for South Carolina (Lake Greenwood)please send any advice that will help me to see what installer will perform the correct job. I haven't seen the full report, but based on the summary he wrote on the Green Building Advisor website, I question the science. My other question was gonna be this. We ripped all the drywall out after Hurricane Harvey and we found some latent termite damage from some time back. One of the common studs in one corner is pretty well eaten to shreds. I was gonna brace it but then I read about more modern framing practices and I read how each stud is a thermal bridge. So now I'm thinking that I won't bother with it because the house hasn't fallen down and the foam might help a little. Unless you say to brace the stud. Then I'll do it, Martin! :)

In the case you have above the installer wasn't reading his foam. They must be trained to do that as they spray. Temps and conditions are constantly changing thru out the day. Either he wasn't properly trained or if he was,he wasn't doing his job! This is a serious problem with people jumping in to the foam business. A lot of homeowners and builders are looking the best price and end up with someone who doesn't know what they are doing. Hope this info helps. Foam insulation is a great product. It just has to be done right by someone who knows what they are doing.
A. You can use closed-cell spray foam that way if you want, although you should realize that the spray foam will prevent the roof sheathing from drying inward. This approach should only be used if the roof sheathing is bone dry, because it will never dry when sandwiched in this manner. Most building scientists would prefer to see fiberglass rather than closed-cell spray foam under the roof sheathing in this type of assembly.

R-value, the thermal resistance measure of insulation, varies between all insulation products whether they are fiberglass, cellulose, open-cell spray foam insulation or closed-cell sprayed-in foam insulation. Generally speaking the rule of thumb is the higher the R-value, the greater the insulating power.  Focusing on spray foam insulation materials, there is a difference between the two main types. According to industry publication, Fine Home Building, the R-value for open-cell spray foam is between R-3.5 – R-3.6 per inch. However, there are open-cell spray foam insulation products actually offer R-3.7 per inch such as Icynene Classic and Icynene Classic Max. The open cell structure of low density foam insulation means the R-value is lower than its closed-cell counterpart. Nevertheless, open-cell spray foam does offer superior and consistent thermal insulation and air sealing properties.

Good article, but it seems like you can chalk up almost all of those problems to the experience level of whomever is spraying the foam. Spray foam isn't an inherently bad product, but it's pretty easy to botch if the hired company is inexperienced. Fiberglass may be foolproof to install, but then again it has a terrible R-Value compared to a good spray foam. People just need to get referrals and do their homework whenever they research a spray foam contractor.

I don't know if it's common or uncommon, but installing a layer of rigid foam above your roof sheathing in order to interrupt thermal bridging is always a good idea, and is preferable in all respects to a roof assembly without any rigid foam above the sheathing. If you decide to install rigid foam above the roof sheathing, you shouldn't use closed-cell spray foam under the sheathing; either use open-cell spray foam (which is vapor-permeable) or a fluffy insulation like cellulose, mineral wool, or fiberglass (any of which will allow the roof sheathing to dry to the interior).
I used this product to seal and insulate my rim joists as I am finishing the basement. The builder used R13 batt insulation when we built the house 3 years ago. I use a dehumidifier to control moisture in the basement which is below grade. The setting I use is 55%. The dehumidifier kicks on periodically and requires emptying every few days. Since using the foam all around the house on the rim joists and sill plate, the dehumidifier has stayed at 50% for over two weeks since spraying and rarely turns on anymore. I also put the original R13 batt insulation back up after the foam cured.

Also, I'm wondering... Is this website is being regularly updated? A local installer (in Oct, 2010) in MA quoted over twice the price you list here. "Open cell alone ~$1.35 per sq ft for R-13. Or a 'hybrid method' using 2inch closed cell for R-13 followed by 1.5inch open cell for R-6. Hybrid is $2.85 per sq foot for R-19 rating". Maybe installers are charging higher prices to profit from those trying to meet government energy rebate by Dec 31?

I did a LOT of prep before using this product. Cleaned, vacuumed, installed additional insulation etc etc etc. This spray foam was easy to work with, and did it's job as it was supposed to. If you are curious, this kit was purchased because - every "foam insulation company" I contacted either did not call back (due to no interest) OR this was too small of a job. That is why I went DIY on this one, that and: I was advised by one of these companies that they have a minimum $2k job because ... (insert your answer here, but I will choose that everyone needs to eat).
Roof Coatings should not be confused with deck coatings. Deck coatings are traffic bearing - designed for waterproofing areas where pedestrian (and in some cases vehicular) traffic is expected. However, coating asphalt shingles and built-up composition roofs requires more caution. The National Roofing Contractors Association’s (NRCA) director of technical services has stated "The roofing industry is aware of a number of issues that could have negative consequences for field application of coatings over asphalt shingle roof systems. Anyone considering this type of application should be aware of the concerns so they can weigh them against the benefits claimed in coating product promotional materials."[2]

What do you mean by "our AC units require fresh air ventilation"? Fresh air doesn't come from the attic. If there's an atmospheric combustion appliance in the attic, such as an 80 AFUE furnace, then you shouldn't be encapsulating the attic anyway. If that's the case, you don't want spray foam on the roofline at all. You can either change out the furnace to a sealed combustion unit or do your insulating and air-sealing at the flat-ceiling level.

In general, cantilevered steel beams are a nightmare. If part of the steel beam is in contact with exterior temperatures, then it's best if the interior portion of the steel beam is covered on all sides with insulation.
